The average Wirral home hit £221,849 in July, £603 short of January's record. Terraced and semi-detached houses are at all-time highs; flats are not.

The average Wirral home was worth £221,849 in July 2026. That is the second highest figure the borough has ever recorded, and it is £603 short of the record set in January.

It is also a jump. June’s average was £216,538. July added £5,311 in a single month, a rise of 2.5%, after three months of the figure barely moving (UK House Price Index, HM Land Registry).

Over the year the borough average is up £13,886, or 6.7%. England managed 1.1% over the same twelve months. The North West managed 4.4%.

One caveat before any of this is useful. The UK House Price Index figure is a mean average, not a median. Large sales in Caldy or Heswall pull it upwards, and it covers all thirteen Wirral postcode districts at once. It is not the price of a house in your road.

Two types of Wirral home have never been worth more

The borough average is still below its January peak. Two property types are not.

  • Terraced houses averaged £177,015 in July, the highest on the Wirral record. The previous high was £177,007 in January 2026, so the margin is £8.
  • Semi-detached houses averaged £252,264, also a record, beating January’s £251,730 by £534.

Detached houses and flats are both still short of their own January highs.

Flats are the outlier, and they have been for months. The average Wirral flat added £3,695 over the year. The average detached house added £23,755. The gap between the two is now £271,620.

That matters more on this peninsula than it sounds. Flats are a large part of the market in Birkenhead, Wallasey and New Brighton, and they are the part of it that is not keeping up.

Wirral against its neighbours

Wirral is back above the North West average, by £404, after two months just below it. It remains £71,630 cheaper than the England average of £293,479.

Only Liverpool, at 8.1%, rose faster over the year than Wirral did. Knowsley almost stood still at 0.9%.

The index moved our June figure, so we have corrected it

The UK House Price Index restates its own back numbers every month. Sales enter the index as they are registered, so the newest months are provisional.

We published Wirral’s June average as £215,575 on 6 September. The July release restates June as £216,538, about £963 higher, and lifts the June annual change from 7.8% to 8.3%. Our June article now carries a dated correction.

Two lessons for anyone following this monthly:

  • Treat the newest two or three months as provisional. They will move.
  • A revision can go either way. May was restated upwards too, from £215,705 to £216,622.

First-time buyers, and how many homes are selling

A first-time buyer in Wirral paid an average of £190,080 in July, up 7.1% on a year earlier. That is £43 below the record set in January. Buyers who already owned a home paid £263,905, up 6.3%.

Buyers using a mortgage paid £229,472, up 6.9%. Cash buyers paid £205,464, up 6.0%.

Sales volumes lag the price data, because a sale only counts once it is registered. The most recent month published for Wirral is May 2026, with 254 sales. That looks low against May 2025’s 389, but it is not a fair comparison yet: April 2026 stood at 244 sales when we wrote about it two weeks ago and has since been revised up to 266. Recent volume figures only go one way, and that is up.

What it means for you

  • If you are selling: the borough average has recovered almost all of the ground it lost in the spring. It is within £603 of its all time high.
  • If you own a terraced or semi-detached house: your type of home has never averaged more in Wirral than it did in July.
  • If you own a flat: yours is the one type going nowhere, up 3.0% in a year and still £2,842 below its January figure.
  • If you are buying your first home: the first-time buyer average is £190,080, and it has risen faster than the market as a whole.
